Commissioned by the Housing and Development Board as an exploration of the future of affordable public housing, WOHA‘s public housing design for Skyville @ Dawson consists of 960 new homes. Their project is currently under construction and is estimated to be completed by February 2015. The design focuses on 3 themes – community, variety and sustainability.
There is a variety of community space. Each home is part of a Sky Village: 80 homes which share a naturally ventilated community terrace and garden. The block is composed of 3 villages, stacked 4 high, for a total of 12 villages. Other community areas include: the Community Living Rooms at ground level, which provides seating areas overlooking the park and is located on the main entrance route of the development; the Landscaped Park, which retains enormous historic rain trees and provides two community pavilions, play and fitness areas, courts and lawns; the Rooftop Park, which houses a 400m jogging track and rooftop pavilions which support a PV array that powers the common lighting; the Urban Plaza, located along a public linear park and provides supermarket, coffee shop and retail spaces.
The design gives variety by offering you flexible floor plans with a column free and beam free main space, eliminating waste and allowing diverse lifestyles, such as home office or loft living as well as future flexibility.
SkyVille has been awarded Singapore’s Green Mark Platinum rating, the highest rating possible. The project uses passive means and avoids the use of energy-intensive solutions rather than using high technology. Every unit is fully naturally ventilated, with every room (including bathrooms and kitchens) having windows. The common areas, lift lobbies and access walkways are all naturally ventilated and lit. The apartments are cross ventilated, with CFD simulations performed at the block and unit level. The units use passive means for comfort – all walls have vertical and horizontal sun breakers to shade both the walls and the windows, all windows have overhangs and special mid-height top hung panels that direct breeze to seating height and allow the windows to remain open during the monsoon period, the units face north and south and have openings on all sides.
PV cells at the rooftop power the common areas and a swale which is a major landscape feature treats storm water before discharging it to the storm water system. The project uses landscaping throughout the tower in the sky villages, additionally it covers 50% of all roof surfaces. Two major landscaped external spaces totaling 1.5Ha are provided.

PS100's strategic location offers you almost unmatched connectivity and downtown conveniences. While the Tanjong Pagar MRT Station is just at its doorstep, world class business and entertainment hubs such as Marina Bay Downtown, Orchard Road and Sentosa are just a short drive away. Designated by the Urban Redevelopment Authority (URA) as the next waterfront city in Singapore, Tanjong Pagar is on track to become a vibrant business, commercial and residential hub as the area expects a burgeoning of mixed-use developments in the near future.
To provide for a more enjoyable working environment, common amenities in the development include business pods as well as recreational amenities and the roof sky bar that offers views of the city skyline. All units at PS100 come with a high ceiling to ceiling height of 5m with the provision of platforms. You also get to choose your preferred appliances and floorings from a wide selection provided.
Oasia Downtown, designed by WOHA, sets out to create an alternative imagery for commercial high-rise developments. It combines innovative ways to intensify land use with a tropical approach that showcases a perforated, permeable, furry, verdant tower of green in the heart of Singapore’s Central Business District.
In programmatic response to the client’s brief of having distinct Soho, Hotel & Club rooms, WOHA adopted a club sandwich approach by creating a series of different strata, each with its own sky garden. Introducing layers of elevated ground levels allow the precious but limited ground floor space to be multiplied, creating generous public areas for recreation and social interaction throughout the high-rise.
Sited within a densely built up area, the tower carves out its own internal spaces and dynamic views instead of relying on external vistas for visual interest. Each sky garden is treated as an urban scale verandah, sheltered at high level by the preceding sky garden and open sided for formal and visual transparency. The openness also allows wind to pass through the building for good cross-ventilation. Large scale High Volume Low Speed (HVLS) fans are incorporated as kinetic sculptures that complement the sky garden design and ensure thermal comfort. In this way the public areas become functional, comfortable tropical spaces with greenery, natural light and fresh air instead of enclosed, internalized air conditioned spaces.
Landscaping is used extensively as an architectural surface treatment and forms a major part of the development’s material palette both internally and externally, achieving an overall Green Plot Ratio of 750%. The building form is softened by a living green façade of creepers and flowering plants, creating an alternative image distinct from the surrounding glassy towers of the CBD, one that is tropical, urbanistically sensitive and humanistic.

The number 1 toy brand in the United Kingdom, Early Learning Centre (ELC) helps children get off to the best possible start and develop vital skills while enjoying creative and stimulating play with its wide range of tremendously fun toys.
Every ELC toy is designed to help children explore the boundaries of their imaginations and creativity, to make learning fun and help children be all they can be. Early Learning Symbols are printed on the outer packaging to help parents to understand the toys and how they help the child develop at different growth stages.
Early Learning Centre was founded 30 years ago in England by a father, John Beale, who was frustrated at the lack of non-violent toys for his small son. So he set about making his own toys and opened his first store. Today ELC toys are available in over 750 stores worldwide and the philosophy of rejecting toys that encourage violent or anti-social behaviour remains true to this day.
At Early Learning Centre, they are passionate about helping children get their learning off to the best possible start. That's why all of their toys have to meet these 3 important criteria:
Will a Child Learn?
Will a Child be Safe?
Will a Child have Fun?
Each and every toy in the ELC range has been designed to bring happiness and wonder to children and parents alike. Their toys also incorporate the best of the Essential Learning Skills that make your child's development so vitally important.
The owners of ELC Singapore, parents of small children themselves, grew up with the brand and knew that the same principles of learning through play would be as popular here in Singapore as they are in the rest of the world.
Lead architect Colin Seah turned a long triangular slice of land and an inconveniently located tree to his advantage by twisting the living spaces into a zig-zag pattern. The solution creates intimate spaces; provides cross-ventilation and filtered light from the tropical warmth; while formally dividing the living spaces.
The Lien Collective is a development that consists of six modern houses built on plots subdivided from the garden of the Lien family’s colonial bungalow. Being appointed the master planner for this development, K2LD decided to embark on a project which involved the collaborative vigour of 5 other young architects. This approach would be the first in Singapore, as six houses were designed not to be alike as is common in most developments, but to be distinctively different.
For this method to work, they decided that there should be no physical boundaries between the plots and each architect had to rely on the use of architectural tectonics, views, sensory perception and landscape to create a dynamically perceived boundary between each of their plots, instead of a static one. Therefore, it was impossible to design one house without understanding what the other houses were about. This forged a design relationship between the various architects as they had to be sensitive to and respond to each other’s work.
Parameters had to be set out in order to preserve the original intent of the project; the new houses should complement and respect the existing patriarch bungalow. For example, all houses should have a flat roof, so that the original house stands out as being the only one with pitch roof. Also, an axis was created with landscape elements, to give a presence and reverence to the existing house.
As this project has been a rewarding and successful experience for all who were involved, they hope that this incredible vision and commitment from the client to commission such a project will ultimately be a catalyst for the local architects to explore further the notion of a modern house in Singapore.

Welcome to White Lodge Education Group Services which operates all White Lodge kindergartens and centres. These centres provide and promote the most advanced early childhood education and care in Singapore.
The first school, in Singapore, was started in August 1999 with White Lodge Early Learning Centre at Linden Drive. This was followed by White Lodge kindergartens in South Buona Vista and Jalan Siap, which were set up in June 2003 and April 2005 respectively. As White Lodge’s reputation grew, there were many requests to open a fourth kindergarten in the east part of Singapore. White Lodge Kindergarten (East Coast) was opened in December 2005 to meet this demand.
In 2006, the fifth educational facility was opened in Loewen Gardens and was registered as an activity centre, which had drop-off, programmes as well as extended classes such as art, phonics and reading programmes, Mandarin language classes and a special Parent & Child Programme. This proved to be a successful formula and a second activity centre was opened in the Central North district of Singapore in January 2011. Also in 2011, with the support of Internationalisation Enterprise (IE) Singapore, White Lodge was invited to further expand the brand overseas. This led to the opening of the first flagship branch overseas for White Lodge in Hanoi, Vietnam.
White Lodge’s philosophy is to support, nurture, teach and care for each child individually so that they grow in understanding, awareness and responsibility. The comprehensive curriculum is based on the most up-to-date education practices and revolves around a guided, child-centred programme. Mandarin is also integrated into the programmes.
Children at White Lodge not only learn the traditional elements of education, but are also challenged and involved in a far wider world of learning and development. The children are encouraged to think broadly and creatively, to develop advanced interacting and socialising skills, to build confidence in themselves as well as the belief that they have the ability to tackle any challenges given. They leave the centres equipped with language, mathematical and writing skills but perhaps more importantly, with a lively curiosity and interest in the world around them.
The White Lodge group of kindergartens now serve over 500 students of which 90% are expatriates. The students come from over 25 different countries in Asia Pacific, Europe and America. White Lodge’s children are therefore constantly exposed to diverse cultures and practices in their everyday interactions, giving them a head start to living in a globalised world.

An exciting residential development is coming up at the intersection of Choa Chu Kang and Woodlands roads. The Tennery, which sits atop Junction 10, comprises 338 units of 1- and 2-bedroom with high ceiling. As SOHO developments are a rare find in the neighbourhood, the launch of The Tennery is expected to generate much interest, especially as it sits atop a retail mall and the Ten Mile Junction LRT station. Its superior connectivity will become even better when the future Bukit Panjang MRT station located opposite Junction 10 opens in 2015.
For residents of The Tennery, travelling to the Jurong Lake District is just a few LRT and MRT stations away. Under the 2008 Master Plan, the Jurong Lake District is earmarked as the biggest lakeside destination for business and leisure in the West. The planned growth of this area will generate demand for housing and this augers well for the leasing potential of The Tennery.
Residents of The Tennery will also find travelling to Marina Bay via Bukit Timah and Bugis easy once the Downtown Line 2 becomes operational in 2015. This line will serve the transportation needs of office workers going to the city as well as school children going to schools along Bukit Timah area. Prominent interchanges on this line include Little India MRT station (north-east line), Newton MRT station (north-south line) and Botanic Gardens (circile line).
Given this fantastic connectivity, residents at The Tennery will enjoy a luxurious lifestyle of unparalleled convenience.

London and Madrid based practice Daniel Statham Architects have designed a new facade for the City Development Land (CDL) headquarters in Singapore. Arranged in bands around the existing building, the facade creates new areas for balconies and gardens as well as shielding the glazing beneath from direct sunlight.
The project is located in the Central Business District (CBD) of Singapore between Robinson Road and Cross Street. The existing 24 storey office building is the Headquarters for Singapore's largest property developer City Development Land (CDL). CDL created a competition to redesign the HQ and update the building to high international sustainability standards. The criteria for the project was to replace the existing facade and to provide innovative solutions to update the internal spaces within the building.
The initial investigation was to firstly evaluate the optimisation of the existing site boundary. The building is currently setback from it's building site line on the East and West facades by 7.5 metres. These voids provided a spatial opportunity to develop the building 'outwards' by using a new facade in addition to introducing large balcony areas that could be used as corporate space for meetings and entertainment. This approach would create spatial quality to the existing office spaces.
The design was developed further by articulating the facade as a 'screen' for shading from the intense solar gain that is local to Singapore throughout the year. We experimented with this by 'banding' the screening layer into varying horizontal strips and then opening them up where view points were required internally. A kind of 'vacuum flask' was created where this cavity space performed as cooling buffer. The screened strips were then displaced horizontally to generate a variety of spaces within this semi-open void. The building then took on the appearance of a more kinetic structure as the facade performed a vertical oscillation through the 'hula-hoop' screened facade.
The composition of this approach anchored and engaged you with the building more visually from the pavement perspective. Screening the internal facade allowed us to propose full height glazing at this location which would result in the diffusion of natural daylight throughout the internal spaces of the building and also provide spectacular panoramic views of Singapore's CBD and Marina Bay areas.
The mitigation of direct sunlight by the outer facade cools the building reducing the mechanical performance significantly therefore reducing it's existing CO2 output.. This was a radical departure from the claustrophobic and poorly ventilated outdated office environment provided for currently.
Architectural interventions were developed further with the proposal of sky gardens. These spaces were a completely new introduction to the CDL HQ and provided spaces which were full of natural daylight, ventilation, vegetation and beneficial for corporate events within the site.
All of these interventions and refurbishment solutions were considered in terms of the construction sequence that would need to occur during a two year period. The logical method was to remove and replace the existing facade and restore from the roof downwards allowing accommodation to be phased maintaining a constant revenue for leasing during this 24 storey refit.
